Holland Construction Services has been gaining momentum in the senior living market. The Swansea-based company has several projects underway in this growing sector in Illinois, Missouri and Ohio.
“We’ve done a lot of work in the multi-family market over the years,” says Vice President Jeremy Maddox. “That experience translates effectively into the senior living market.” Mid- to high-end senior housing is becoming more integrated into the community, evolving into a more traditional multi-family model.
Not only is the baby boomer population aging, says Maddox, but people are thinking about retirement at a younger age. Both factors are creating a demand for nicer developments with more amenities.
Holland’s projects are a mixture of independent living spaces, assisted living, and memory care facilities, often on one site. The trend is to provide higher-end independent living with provisions to transition in place as the need for care increases. This allows residents to stay in their homes longer.
Holland’s developments range from 30- to 40-units to those with a few hundred units. Regardless of size, they all share a focus on a population that is demanding more features for an active senior lifestyle.
Amenities like coffee shops or shopping are common at many of these facilities. They may offer structured parking or be near shopping centers and other community features. The goal is convenience as well as community.
“The clients we work for tend to be the companies that are going to own and operate these facilities, says Maddox. “What we do brings value and helps them come to market sooner. We incorporate those extra features that will make them stand out among their competitors.”
“We know this may be the last home these residents will occupy. Making sure it’s everything it needs to be gives these jobs additional meaning for Holland Construction,” he said.
