TriStar begins $7 million expansion of Phillips 66 facility at Gateway in Edwardsville

In response to growing demand for space from its tenant, TriStar Properties has begun a $7 million, 60,000-square-foot expansion of a 102,500-square-foot distribution center leased by Phillips 66 at Gateway Commerce Center in Edwardsville.

Conceived and developed by TriStar, the 2,300-acre logistics and bulk distribution center is among the leading industrial parks in the Midwest with more than 16 million square feet under roof.

The expansion at 20 Gateway Commerce Center Drive East will yield a tilt-up concrete cross-docked facility with 28-foot clear-height ceilings and 205 feet of depth for Phillips, which has operated at Gateway since 2019. The structure, which carries a completion value of approximately $18 million, is the 13th developed by TriStar at Gateway. Construction is slated for completion in October.

The metro St. Louis-based project team includes Contegra Construction Co., contractor; Remiger Design, architect; and Stock & Associates, civil engineer.

In addition to Phillips 66, Gateway tenants include Amazon, Lowe’s, Unilever, Dial Corp., Proctor & Gamble, Walgreens, GEODIS, The Hershey Company, DB Schenker, World Wide Technology, Schneider National, USF Logistics and Yazaki of North America.
