Construction is progressing on a new $27 million student housing project to meet the growing demand for premium off-campus living space close to Southern Illinois University Edwardsville. Contegra Construction Company of Edwardsville broke ground in November 2017 and the project is scheduled for completion in July 2019.
Contegra is the general contractor and was invited to submit a proposal for the project based on their regional project expertise. The company recently completed the Trailblazer Commons at Lewis and Clark College in Godfrey.
The developer is Richland Residential from Cleveland, Ohio, and the architectural design is by RDL Architects also from Cleveland. Thouvenot, Wade and Moerchen out of St. Louis, are the civil engineers and are responsible for site improvement, road widening and utility and infrastructure design. Capri Pool and Aquatics is designing and constructing the swimming pool.
Situated on 14 acres, The Reserve, 500 Reserve Circle, is located off of New Poag Road. When completed, it will consist of nine student housing buildings with two-, three- and four-bedroom units, for a total of 486 bedrooms, and will offer plenty of amenities for students.
Apartment units will feature large open kitchen areas with granite countertops, washers and dryers, ample living space and spacious bedrooms with bathrooms and walk-in closets. Unit sizes will range from 1,083-square-feet to 1,613-square-feet, for a total project square footage of approximately 230,000-square-feet.
The exterior façade features a combination of brick masonry, fiber-cement siding and vinyl siding.
In addition, the complex will feature a pool area and separate bath house adjacent to the student clubhouse that includes a fitness center, yoga room, lounge and gaming area and computer and study area. The exterior landscape will feature gentle rolling hills and intelligently landscaped grounds with walking paths from each living building to the pool and clubhouse areas.
To date, the site grading work has been completed and all utilities have been installed. Two of the nine buildings are being framed and the remaining seven are in various stages of construction from foundations to underground rough-in.
