Edwardsville development to see new apartments, businesses

The Parkway, Edwardsville’s new $50 million mixed-use development located on Illinois Route 157 near SIUE, is adding apartments and businesses.

Plocher Construction is finalizing construction of several commercial spaces and will begin construction on a third residential Trace apartment building, which is expected to open early 2023.

Trace on the Parkway has 114 residential apartments and many businesses within walking distance.

Currently open to the public are Goshen Coffee, which is celebrating its one-year anniversary on July 31 with a food and beer truck, Willow & Mohr Photography, Doc’s Smokehouse, Water Sweets Soap Company, Sunflower Dentistry, Kloss Furniture, Boheme Boutique, Rocket Bowls, Loverly Boutique, Alliance Chiropractic and Performance, and American Kolache.

Businesses coming soon include Blue Violet (October 2021), 1818 Chophouse (October 2021), Cedars Mediterranean Grill (October 2021), OAXACA Bar and Grill (November 2021), and X’Perience Barber (November 2021). Construction will start Fall 2021 on an office building for Morgan Stanley, with completion by Fall 2022.

Salon Ludic opened in July in the commercial space of the second Trace residential building.

The 114 residential apartments are nearly 100 percent leased.  The third residential building will have 77 apartments all with patios or balconies, another fitness center, and attached and detached garages.  Trace offers one-, two- and three-bedroom floorplans as well as one and two-bedroom floorplans with dens and large laundry rooms. Apartments are furnished with soft close cabinets, under the cabinet lighting, stainless appliances and washers/dryers.

An all-inclusive package covers all utilities plus Internet and includes amenities such as a game room, heated pool, hot tub, fire pit tables, grills, outdoor TV lounge, dog park, conference room, indoor lounges, kitchenette, 24/7 access to the gym, climate-controlled storage units, and a roof-top patio in a single payment.

Residents also enjoy direct access to adjacent Madison County Transit bike trails and community parks in the vicinity. Future plans for residents include an expanded dog park with pavilion seating.
