    The Residences at Boland Place is currently under construction near Interstate 64 and Hanley Road at the corner of Dale Avenue and Boland Place in Richmond Heights. IMPACT Strategies, based in Fairview Heights, is the general contractor, and Scott Manning is the project manager on the job.
    The luxury mixed-use development will house 187 apartment units with balconies. They will take up five stories of the building, above retail space on the sub-level. The retail space will occupy approximately 3,300 square feet of the 220,000-square-foot total construction.
    “This is one of the most complex and largest mixed-used developments that IMPACT has ever constructed,” says Manning. The space also includes several common spaces for the tenants. A pool and outdoor patio/kitchen area are featured in an interior courtyard overlooked by apartment balconies. A clubhouse and fitness center are right off the courtyard.
    Every floor will offer parking at the core of the building in a 358-space precast parking garage.
    “Parking at the center of the building works well when you have a tight building site like we have here,” says Manning. “Plus, you won’t see the traditional concrete parking structure at all. It’s great from an aesthetics standpoint. The apartment building surrounds the parking garage.”
    The building is in a residential area adjacent to A.B. Green Park. Manning notes that site constraints are a challenge, as the structure’s footprint takes up nearly the entire property with only about 20 feet around the perimeter to maneuver.
    The owner of the development is Joseph Cyr’s ILI Communities. In conjunction with the apartment development, they have committed to making improvements to the city park’s access.
    “The developer is creating public handicapped accessible ramps to access the park from Boland Avenue,” says Manning. “This will include some significant retaining walls to create a switchback ramp adjacent to the playground.”
    The project began in October 2018 and is scheduled to wrap up in May 2020. “We are excited to bring this long-time vision of Joseph Cyr to life. This apartment community will be a great addition to the Richmond Heights community,” says Manning.
