IMPACT Strategies, Ameren Illinois Operating Facility, East St. Louis

    IMPACT Strategies Inc., of Fairview Heights, recently completed renovations of the Ameren Illinois operating facility in East St. Louis. The 29,000-square-foot, two-story building is approximately 60 years old. It was completely gutted and remodeled with a new design provided by St. Louis architects Burns & McDonnell. The project for the utility company began in May 2017 and wrapped up in December.
    “We began by prepping the site for temporary office trailers so Ameren Illinois could continue its operations during the remodel,” says Mike Voss, senior project manager for IMPACT Strategies. “Ameren Illinois performed the demolition themselves before we came back to resume the renovations.”
    The renovation schedule was tight, with only four months allotted to complete the original scope of the project. IMPACT Strategies finished on time, despite the addition of extensive storm sewer improvements along an adjacent street and the expansion of the rear parking lot and storage yard.
    To accommodate the compressed schedule and change in scope, IMPACT Strategies appointed a second superintendent to the project. “One stayed focused on the building itself,” Voss explains. “The other concentrated on the site aspects: the parking lot, street improvements, a truck shelter and storage yard.”
    The fully redesigned facility houses offices, multiple conference rooms, a large assembly room, a fitness area, and locker rooms. IMPACT Strategies installed all new electrical, plumbing, mechanical and fire protection systems in the newly renovated building. They also used energy efficient LED lighting and energy efficient HVAC systems throughout.
