    Gregg Butler has been a licensed commercial broker for six years and recently joined BARBERMurphy Group when the company merged with Johnson Properties, Inc. Butler began working in real estate at the age of 12, helping his father who is also a commercial agent. He has developed a wealth of connections due to his many years in the industry.
IBJ Mar15 Page 15 Image 0005    During Butler’s career, he discovered the most crucial aspect of working with clients is the act of listening. He seeks a clear understanding of the companies he is working with, to include their unique characteristics and challenges.
    “It is important to fully understand what each company is aiming to accomplish and what type of property they need to meet their real estate goals. When I ask the right questions and truly listen to what the client has to say, I know the specifications I need to look for,” says Butler.
    As commercial real estate activity in the region is increasing, Butler is working with more clients on build-to-suit projects in St. Clair and Madison counties.
    “Much of the region’s industrial space is getting absorbed as the market improves, especially in growing areas such as Collinsville, Edwardsville, Maryville and Troy,” says Butler. “New construction is needed and clients are looking for buildings in the 20,000 to 50,000 square feet range.”
    Butler is also venturing into the mobile home park market due to the investment opportunities they offer to clientele.
    “Mobile home parks rarely come onto the market for sale and they are popular with investors when they do,” says Butler. “I am working with a number of park owners in Madison and St. Clair counties as they prepare to go on the market.”
    Aggressive marketing is a key to BARBERMurphy Group’s growth, according to Butler. Through a strategic partnership, the company now offers the opportunity of video marketing to clients in the form of a professional aerial video presentation made of their real estate property using a commercial drone and HD aerial video equipment.  
    BARBERMurphy Group is the largest commercial real estate brokerage firm in downstate Illinois.  With the recent acquisition of Johnson Properties, the firm now employs 18 full-time brokers and features more than 500 listings exclusively in Southern Illinois.
