Gregg Butler is merging his strengths as an industrial real estate broker with the team at BARBERMurphy Group. He joined the company after its acquisition of Johnson Properties, Inc. in January. Butler brings 30 years of commercial real estate industrial experience to BARBERMurphy Group, which he considers a leader in the Southwestern Illinois industrial real estate market due to its volume of listings.
“BARBERMurphy Group commands the largest inventory of properties with over 500 and has 18 brokers marketing those properties,” says Butler. “The company’s connections throughout Southern Illinois are unparalleled and that leads to more opportunities for its clients.”
Butler is currently marketing several sites that are ideal for manufacturing companies looking to expand into Illinois. Opportunities include a 54,440-square-foot light manufacturing/distribution center for sale or lease located near Interstate 55 on Staunton Road in Hamel. A 200,000-square-foot industrial building located on Imco Parkway in Vandalia has just been expanded to include an additional building to the south that connects through an enclosed walkway designed for conveyors. A 72,900-square-foot office/warehouse space is also for sale or lease on Fuesser Road in Mascoutah.
According to Butler, much of the region’s industrial space is getting absorbed as the market steadily improves.
During Butler’s years in real estate, he has discovered the most crucial aspect of working with clients is the act of listening. He seeks a clear understanding of the companies he is working with, to include their unique characteristics and challenges.
“It is important to fully understand what each company is aiming to accomplish and what type of property they need to meet their real estate goals. When I ask the right questions and truly listen to what the client has to say, I know the specifications I need to look for,” says Butler.
In addition to its recent acquisition of Johnson Properties, Inc., BARBERMurphy Group has been focused on a major reclamation project on 41 acres within the 328-acre Chemetco site located in Hartford. Approved in mid-September by the U.S. District Court in Illinois, work is now moving forward to reclaim up to two million tons of base metals among the site’s slag piles.
