Kelly Hulvey is a licensed real estate broker who joined Kunkel Commercial Group Inc. (KCG) in 2007.
She specializes in office, retail and special use properties in St. Clair, Madison and Bond counties. In addition, she assists with the marketing for Kunkel Commercial Group. She maintains the email data base that allows KCG to send new listing alerts and updates to more than 1,000 contacts, which consists of buyers, sellers, investors and other brokers.
Kelly has worked with several area churches that are looking to purchase, sell or a lease a building, and she said she works diligently on their behalf to make sure she represents their best interest at all times. Many of her clients have come from referrals from past clients.
She grew up in Highland and still resides in Highland with her husband and two sons.
“It is still a tenants’ and buyers’ market, and we have seen the volume of activity increase since the last quarter in 2013,” she said. “Banks are wanting to make loans and consumers seem to be tired of sitting on the sidelines and want to take advantage of the current market conditions.”
Kelly recently listed a gas station/convenience store/restaurant/bar that is available for purchase. It sits on 2½ acres in Bond County along Illinois Route 143 on the main road through town, which attracts campers, boaters and hunters on their way to Carlyle Lake. It also has approximately 4 acres available for purchase behind the building.
She also has a 7,920-square-foot former school listed for sale or lease in Shiloh, which she said would be ideal for a charter school, daycare facility, church or office use.
Kunkel Commercial Group has noticed a significant increase in commercial real estate activity in the first quarter of 2014 and is optimistic the real estate market is improving, she said.

Kunkel Commercial Group hired a full-time property manager in June 2013 and is looking to expand its management portfolio. It currently manages retail, office and assisted living facilities. Kunkel Commercial Group relieves owners of their day-to-day management duties while ensuring their investment is preserved and boosting their economic return, she said.
Legacy Place, an assisted living/memory care facility developed by Kunkel Commercial Group is due to open in Breese in August 2014. This is the third assisted living facility in the area that has been developed by Kunkel Commercial Group.
As business continues to grow, Kunkel Commercial Group is looking to add qualified brokers to join its team, she said.
